Cap Rate = Net Operating Income ÷ Property Value. A quick read on the unleveraged annual return a property generates relative to its price.
Net Operating Income (NOI)
NOI = Gross Operating Income − Operating Expenses. Excludes debt service, capital expenditures, and income taxes.
Cash-on-Cash Return
CoC = Annual Pre-Tax Cash Flow ÷ Total Cash Invested. Measures the actual cash return on the cash you put into the deal.
Debt Service Coverage Ratio (DSCR)
DSCR = NOI ÷ Annual Debt Service. Most commercial lenders want to see a DSCR of 1.20 or higher.
